In order for me to reveal the final fog of war patch to open up the full water walk path here, I needed to obtain the Speculum, Spyglass, ANNNNND I had to visit an Observatory via ship. Might seem obvious to some but it took a lot of hair pulling to remind myself of the Observatories.

Some bugs already mentioned here make your life easier though. Nagash is not freed, so big undead army announced by the message doesn't arrive. Later after arriving to the Necro area you can free Nagash yourself and collect huge army of undead.
The Untouchable knight is very passive and doesn't threaten your castles at all.

Without Runner, You cannot visit Red keyTent, but you can visit White Key Tent.
